Do you remember the last time your septic tank was pumped? For most people, there isn’t much thought about their septic tank until something goes wrong with it.

In order for your septic tank to work properly (and for you to avoid costly mishaps), it is a good idea to inspect your septic tank once a year. Make it a part of your spring or fall maintenance so that you don’t forget – you can either inspect the tank yourself or have a trusted septic tank technician perform the inspection for you. In addition to this annual inspection, keep an eye on your septic drain field for any odor or pooling water. If you notice either of these, you might want to call in a professional to take a closer look.

As for actually getting your tank pumped, the CRD (Bylaw 3479) mandates that this should be done at minimum every 5 years. This bylaw was introduced as a part of a new BC Provincial Government regulation on May 31, 2005 in an effort to prevent public health risk and protect delicate watersheds. This bylaw affects homeowners in Colwood, Langford, Saanich and View Royal, but there are similar bylaws in effect across British Columbia. Remember to keep any receipts from your septic services in case you need proof that your septic tank has been maintained or pumped.

Before you mark your calendar for every 5 years, consider other factors that may cause your tank to require pumping more frequently. These factors include:

  • The number of people in your household
  • The size of your home
  • Any attached suites
  • Additional usage on your septic system

If you aren’t sure how often you should be having your septic tank pumped, your septic tank technician can help you determine the best frequency to have your septic tank emptied.

The cost of having your septic tank pumped varies depending on a few factors. The main determining factor is the amount of sewage that needs to be hauled and disposed of, and this is usually measured in gallons. The average cost of a septic tank pumping and disposal service in the Saanich Peninsula or Greater Victoria area ranges from $400-$700.
